BombBomb is a way to quickly send make & send video. You would use it to send a video to your friends and family, or invite clients to a "client appreciation party" & those of you generating internet leads you can make drip plans that launch for buyers & sellers. Following up with leads from open houses, for sale by owners, your farm, etc. No matter what your pillar of business is, you need to follow up. This system automates that & adds a personal touch. Think about it!

Dan Wood: We just finished a webinar with BombBomb and that's a company that allows REALTORs to create videos and distribute them easily, which is the key point. What I'm going to do is… I want to share with you the top ways that I discovered that you could use it. If I, at all create any curiosity then register for the webinar and you're going to get the recorded version of it and more detailed videos of me showing how you can leverage the tool.
I'll start off with -- on BombBomb you can create custom forms. That means you can make a form that when people go to that URL on your website they can fill a name, phone number and email, when they do that it's going to send them an automated response.
When you're doing an open house, you can create a form about that open house! When people will come to the open house you can say, "We are going paperless and as a security measure we have to have everybody registered." Right on the iPad using that form they can register giving name, phone number, email.
When they hit the submit button it is going to send them a video of you talking about the property. Right beneath this video is the link to the property with all the current information. It gives them that face to face value reminding them of who you are. It also gets them pretty pictures, information about the property, and you have the contact for you to follow up with! That's one way you can use video, by creating forms and having automatic drips for your open houses for example.
Another one is testimonials. When you're doing a home inspection and it looks like everything is good to go, they are super excited, you know you're going to be waving the conditions and buying the property. So at that moment you can send them, right on your phone, a text message.
When they click on it, it allows them to record right through their phone. Let me explain that better. You're doing a home inspection. They love the property. Right on your phone you'll have a link to a custom-made form. On that form they give their email and they can make a recording right through there.
I'm standing at the property with them, I text them. If they got it, instantly it takes them to the form and there is a button says "Record video". They'll hit "Record video" and just using their iPhone and recording a testimonial, "Oh we're so excited, looking at our property. We can't wait to move in. This is it guys. Take a look. If it wasn't for my REALTOR I wouldn't be here. Thank you. Name." You can use that to get video testimonials.
You can also use it for drip plans as well. In our area at least, if a person is moving into a property, they have to check the appliances the furnace and all that it's working the day they move in. The day after, if it's not working, it's too bad, so sad you bought it. They only got that one day to deal with any issues.
We created a drip plan. The day before they move in it sends a video saying, "Hey congratulations on the move. I know you're supper excited. Tomorrow when you're moving in… don't forget that you have to check all the appliances, make sure they work, turn the furnace on and off, make sure that works. Check everything, if you have any issues just text me, give me a call or email me back. I'm definitely here for you. Enjoy the move tomorrow and we'll follow up."
Imaging they get that video of you talking about that! Then we created drip plan. [They just moved in you're not going to bug the heck out of them], but what if you did a lifelong drip plan. Every two years it sends them a video and on the fourth year talks about mortgage renewals (because people usually have a five year term).
On the fourth year you do an automatic drip saying, "You bought the home four years ago and if you're curious about refinancing, we got mortgage professionals in our back pocket. I just want to reach out. I don't know if it's a possibility, but we've also got updated reports on your house values, if you want that just let me know. It's been a long time, but we'll be in touch. Thanks."
You can imagine a system like that always running in the back. Once you create that stage, the play of how that’s going to play out, you just add email and hit go, then two years later you got people emailing you back saying, "We are interested". It's helping you do what you are no doing, making phone calls. It automates the whole program. One way we found REALTORs to use it is when you got an Internet lead. You call that Internet lead and they don't answer the phone. You email them, they don't answer that. They are not replying. Right?
You can have it set up so that you can go on a drip plan and it's going to send a video of you saying, "Hey Danny Wood XYZ realty. I want to say thank you so much for filling in a form looking at a real estate for sale here in the area. I want to let you know that when you are done looking online at homes for sale today… tomorrow when the new listing hit the market, you are going to find that they just get next in with the ones you have been looking at. So if you want to be updated on all the homes that fit your criteria just let me know. I'm a real person. I'm here for you. I got you email and if I can help you at all just reply back or give me a call. Thanks a lot." That sends that to them.
The cool part about BombBomb is that you can have a track. If a person clicks and watches a video you got notified. If you send out to 10 people and 8 of them don't watch the video, but number 9 and number 10 do, you'll get notified about that. Then those are the two people you got to worry about. Of all the people that you're curating right now, you want to focus on the top 20 percent. This is a way of letting you know who the top 20 percent are.
There's one other way. The house value touch, that's right. Sorry I had to think about it. Take you database. You already got a database of all your friends and family. You got it in some program, I don't know what it is, Top Producer, Market Leader, who knows what it is. You take that list and then you make a video for each person individually. It will be a 40 second video. You start at the top of the list, and whoever it is, you make a personal recording just for them.
Record and say, "Hey Brianna, its Danny. It's been a long time since we talked. I just want to let you know that I'm training a new agent on the house values. We're putting together the year end market reports and we're already doing it, so if you're curious about what your area is, or if you know somebody who is thinking of selling, it's no bother to us, we're already doing it. Just reply this email. Let me know if we can at all help you with understanding where the market is and the positioning of it. I am excited to training this new staff so it will actually help me out. If I don't talk to you in a while, I just want to say, 'Hey' and we'll talk later."
You probably want to redo that video. I didn't like that one, but you got the idea. That took 30 or 40 seconds and then, boom, that goes to Brianna. Who is next on the list, you just keep sending out a personal message right to these people.
One of the reasons REALTORs aren't picking up the phone and calling is because of the “fear of rejection”. They don't know what to say and that whole awkward moment. By using video, you can touch all those people with a real-estate related reason. They can see your face, so again you're building mindshare of who you are and what you do. You can get through you database in a week and touch all those people.
I mean that's one deal right there, for sure, it has to be otherwise you don't have a big database. Even if you do have a 50 people database, you're going to get people emailing you back and requiring about that.
