To launch (or re-launch) your next 90 days, you might want to consider do some of these ideas... (I'll go in more detail below but I wanted to get to the point):

- Post 10 listings from your brokerage on Facebook marketplace and real estate sections of local classified.
- Message 5-10 people per day on your social media friends list with the script below.
- Use vacant listings at your office and do weekday open houses turning them into your mobile office = walk-in traffic.
- Prospect landlords who have rentals with the script below to see if they would consider selling (or buying more investment property).
- Email blast all your past leads. If you don't have any... ask agents at your office if you can work a referral for working his/her old leads.
- Call your friends and family with the script below. It'll get you real estate conversations and add contacts to your database without feeling like a pest (prospecting script below).
- Do a referral campaign with agents and become a extension of them for your local area = agent referrals.
- Search on google using the quotations: "I'm moving to Toronto"
- Use the "people also ask" feature on Google to know what the next 5-10 blog posts should be for your city.
Advertise other agents listings (with permission)...
People search the MLS for listings... but they also search Facebook market place, Craigslist, Kijiji (in Canada) so my suggestion is to take the top ten cheapest listings your office has (ask the agents for permission) and post them.
If you just email the agent, many will simply not reply. However if you call them direct and say something like "Hey NAME, it's (your name) from the same brokerage and I noticed your listing at 123 street. I love how affordable it is. Would it be ok if I posted on my blog, social media and online to get more visibility?.. and just out of curiosity what do you think makes it so affordable?"

- Go to Facebook market place and post it in the homes for sale section and link it back to your blog for more photos, video tours, etc.
- Do the same thing for craigslist or Kijiji or whatever real estate classified sites are popular in your area.
- Set up a alert so you know when the home sells so you can update the blog to being sold with a house values call to action linking to your seller page.
- When a home sells I would farm the area (door knock or direct mail) to see if others want to get listed next.

The A-to-Z strategy...
Go to your Facebook profile and click on the Friends button. Start at the top and send 5-10 voice messages a day.
I do voice messages because it makes it more personal and human. It also reduces your chances of getting flagged as spam because a text message copied and sent to a bunch of people will probably get you put in FB jail and put on a time out.
It also looks spammy from the other person... but when it's a voice and they hear you and your personality it'll come across as more genuine.

Hey NAME, Danny Wood here at ABC Realty… I know this is a shot in the dark but you might know of someone possibly thinking of moving... if I ask 10 people... 1 might say yes... and it's ok if you're one of the 9 who don't. What's new in your world these days? It's been a long time.
If you have a lot of friends you can do a trick. Go to Facebook and in the search bar type "friends who live in CITY" and Facebook will filter your friends who live in that city. So now you can just do just the people who live in the cities you work!
I wouldn't stop at Facebook. I'd do Instagram (all your followers) + all the contacts saved on your phone (call them).

Vacant listings = your new office...
Do you get many people walk into your house or office saying they want to move? Probably not.
Knowing this I started calling all the listings agents at my office who had vacant listings. Meaning it was a empty house.
Why?.. because I started using them as my office space that gave me instant foot traffic I never had when working from home!
I knew doing a open house from 12-5 on a Thursday wasn't going to bother the home owner. So I used that time for prospecting, lead generation and content creation... till someone walked in the door and I'd shift my attention towards them.
Doing the open house also gave me marketing leverage:

- Marketing time. The time other agents would just sit in the kitchen waiting for someone to walk in... I use as my prospecting time and working my database. Or I'd be using the time to create my marketing for social media, video, blog, etc. I looked at it as a forced power block to do the things we tend to put off.

You can get listings by calling landlords who have vacant homes for rent. Many don't want to be a landlord anymore and would like the idea of selling.

You can also call FSBOs but I suggest going after the "buying" conversation first and working up to the listing conversation later. All other agents are going after the sale and using the same scripts. Going after the buy side gets your foot in the door and makes the selling conversation much easier once you have a relationship with them.

Every January we would take all our old internet leads and ask them that simple question. Without fail the few who were ready actually replied! Basically shake the tree and see what falls.
If you don't have any leads to work... I suggest asking around the office. See who's got a database of old leads and work them offering a referral. Most agents just try a few times and give up. This is a massive resource for you. They already paid for the leads and it can easily be downloaded or printed.

Friends, family and building your database...

We're all told to call our friends and family for referrals... BUT it's awkward. Maybe not for you inner circle. However by the 30th call and its a stretch even knowing the person, I totally understand why calling someone you haven't talked with in 5 years can make you question why you're doing this.

If you could guess how many homes do you think sold in your neighbourhood last year?.. and you could be totally wrong it was at 3, 8, 12, 20?… just take a wild guess? It's ok to be wrong.
[Repeat whatever number the say] Eight? So you would agree that's not a very overwhelming or spamy number...
because we have a system that notifies you whenever activity in your area happens. So obviously you'll see the house values and what prices are going for... BUT you'll also see home renovations your neighbours are doing AND home staging ideas to property similar to yours.
I'm already setting people up... so it's no bother for me to include you. Is it ok if I keep you in the loop so you don't miss out? Like you say... you might get eight or so a year.

Agent to agent referrals was a HUGE part of my business. I use to do talks at offices just to be known by other agents and work them for referrals in my area.
Since most of you are afraid of public speaking I have a strategy you can do from home.
Call agents on the outskirts of the area you serve and become a team extension. One of my girls did this and she got 20+ referrals her first year!
Example. Say I worked in Oshawa, Ontario and I'm a agent at ABC brand. I would call all the other agents who also work at ABC brand but on the other side of the GTA. 1 hour west of Oshawa is Mississauga. So I would start calling the agents in Mississauga and use the script below...

Google knows who's moving to your area...
Search on google using the quotations: "I'm moving to Toronto" or whatever city you focus on and you'll see pages of results of people posting online talking about moving and relocating to your area. They are asking on reddit about good / bad areas. They are tweeting about it. They are basically telling the world (if you know how to search for it).
So take a look and start replying to them. Even the old ones.
Example: Someone on reddit is asking about the good parts of your city and it was posted 3 years ago.
I would take that question as a starting point for a new blog post on your website. Answer his/her question on your blog. Go back to the reddit form and reply to them with the text from the blog linking back to it. Make it personal to them when you do. Asking things like "did you end up making a move?" ... "Now that you've been in the area for three years... what are the good and bad parts from your experience?"
Try searching "I'm relocating to toronto" or "I'm selling my home in Toronto" or "I'm moving to Toronto" and see what conversations can be found. Use these as blog post ideas but also reach out to the people to see how things are going for them now.

It'll only show 4 results. Open one and close it. When you do this it'll populate more results. Keep doing this a few times and you'll see the most searched questions about your area!
